Offices

Offices and business parks

From a single floor to a whole building.

What a failure costs
Productivity and complaints rather than money directly, which makes it hard to get budget approved until somebody puts a number on it.
What we usually find
Afternoon stuffiness blamed on the cooling when the cooling is working fine. Nine times out of ten the fresh air damper has been shut or the filter behind it is loaded, and no amount of turning the temperature down will fix it.
How we work
Quarterly measurement, work scheduled outside office hours, one report per floor so each manager sees their own.
Healthcare

Clinics and consulting rooms

Waiting rooms, consulting rooms, recovery areas and laboratory fridges.

What a failure costs
Cancelled clinics, and in the case of a vaccine or sample fridge, stock that cannot be replaced.
Why the organic method matters here
No chlorine smell means a consulting room can be used again the same day instead of being lost for a session.
What we do not do yet
Operating theatres and isolation rooms need pressure and particle instruments and a registered engineer to sign off. We will tell you plainly rather than attempt it.
Cold chain

Cold storage and pharmacies

Walk in cold rooms, freezers, pharmacy fridges, flower and produce storage.

What a failure costs
The whole contents. This is the one sector where a year of maintenance is obviously cheaper than one bad night, and the maths is easy to show.
What we usually find
Door seals split and letting warm air in, which is cheap to fix and expensive to ignore. Iced coils from a defrost cycle that stopped working.
How we work
Monthly measurement, temperature records you can show an auditor, and priority response written into the contract rather than promised on the phone.
Hospitality

Hotels, lodges and restaurants

Guest rooms, kitchens, cold rooms and function spaces.

What a failure costs
A guest room without cooling is a refund and a review. A kitchen cold room failing mid service is worse.
What gets neglected
Kitchen extract and cold rooms earn the most and get looked at the least, because guest rooms are what management sees.
How we work
Scheduled around your season and your service times. Rooms done in low occupancy, kitchens done between services.
Retail

Shops and malls

Shop floors, storerooms and back of house.

What a failure costs
Customers leave sooner and staff work slower. Both show up in takings before anyone reports the air conditioning.
How we work
Before opening or after closing. We are not going to be on a ladder in your doorway on a Saturday.
Education

Schools and colleges

Classrooms, halls, libraries, laboratories and staff rooms.

The real issue
A full classroom runs out of fresh air long before it runs out of cooling. Concentration drops well before anyone feels hot, so a room that has been fixed for temperature alone often still has the original problem.
How we work
Big jobs in the holidays. Measurement during term, because an empty classroom tells you nothing.
Property

Property managers and landlords

Multiple buildings, multiple tenants, one point of contact.

What you actually need
To know which building is costing you and which tenant is about to complain, without visiting either.
What you receive
One report per building and a summary across the portfolio, with volume rates because we are not driving to a different part of town for each unit.
Homes

Houses and apartments

Bedrooms, sitting rooms and whole houses. No contract needed.

Most common call
A unit that runs all night without cooling, which is usually a blocked coil rather than a failing compressor, and much cheaper than people fear.
Second most common
A brown stain spreading on the ceiling under the indoor unit. That is the drain, and it needs the water traced rather than the stain painted over.
Honest note
Homes are good work and good referrals. If you want a single visit rather than a contract, say so and that is what you will be quoted.

What we will not take on

There is work in this trade that needs instruments and credentials we have not bought yet. We would rather say so than learn on your building.

Not yet: operating theatres and isolation rooms, data centre cooling resilience, and equipment we would supply and own on your site under a rental arrangement.

Each needs specific instruments, professional indemnity cover, or capital. When we have them, we will say so here. If you need one of those today, tell us and we will point you at someone who does it properly.
