What we do, in detail

Four families of work, colour coded here and on your reports. Each entry says what actually happens on site, how long it takes, and what you are left holding afterwards.

Family 01

Measurement and evidence

Everything here produces a document. If you are buying anything from us, start with this family, because the rest of the decisions get easier once somebody has actually measured the equipment.

Inspection

Full building inspection

We walk the building, find every unit including the ones nobody remembers, give each one a code, and test it properly.

What we measure on each unit
Supply and return air temperature, temperature drop across the coil, running current against nameplate, suction and discharge pressure where ports exist, airflow at the grille, drain flow, and the condition of filters, coil, fan and casing.
Time on site
Roughly 20 minutes per unit. A 12 unit office is half a day.
What you receive
A score out of 100 per unit, the readings behind it, photographs, and a ranked list of what to do first with rough costs.
The first one is free
One building, no charge, and the report is yours whether you use us or not.
Contract

Scheduled maintenance

The same measurement, repeated to a schedule. The value is not the visit, it is the line on the graph that tells you whether a unit is getting better or worse.

How often
Quarterly suits most offices. Monthly for commercial kitchens, cold stores and anywhere dusty. Twice a year is the minimum worth having.
What happens each visit
Full measurement, filter clean or change, drain check and flush, electrical connections checked for heat, and the record updated.
What you receive
A trend per unit rather than a snapshot, so a decline shows up before a failure does.
Worth knowing
A maintenance contract is not a cleaning contract. If a unit has never been stripped, book a deep clean first and then maintain it from there.
Energy

Where the money is going

We measure actual current draw and run hours per unit, then work out what each one costs you a month at your tariff.

Why measured, not calculated
Nameplate ratings tell you what a unit drew when it was new and clean. A blocked coil can add 20 to 30 percent and the nameplate will never say so.
What usually turns up
Two or three units carrying most of the waste, and a cleaning bill that pays for itself in a few months.
Legal note
If you use more than 180,000 units of electricity a year you are required to have an energy audit. This covers the cooling portion of it.
Records

The equipment record

Every unit we touch gets a permanent record: what it is, where it is, every visit, every reading, every part fitted.

Why it matters
When your facilities manager leaves, the knowledge usually leaves with them. This stays with the building.
Costs
Nothing. It comes with any work we do.

Family 02

Cleaning and air

Cleaning and servicing are different things.

A service visit checks that a unit is working and adjusts it. A clean removes what has built up inside it. Most units in Nairobi need both, and being told you have had one when you paid for the other is the most common complaint in this trade.

Deep clean

Taken apart and washed

The unit is dismantled. Every component is cleaned separately and the drain line is flushed through rather than poked at.

What comes off
Casing, filters, drain tray, fan barrel, and the coil is washed face and back.
Time on site
1.5 to 3 hours per unit depending on access and how bad it is.
How often
Once a year for most buildings. Twice for kitchens, clinics and dusty areas.
Before and after
Photographed both ways, and the temperature drop measured before and after so you can see what the clean actually recovered.
Essential clean

Cleaned in place

Everything reachable without dismantling the unit.

Covers
Filters, the accessible coil face, drain tray and line, visible surfaces and the grille.
Time on site
30 to 50 minutes per unit.
Honest limitation
It cannot reach the back of the coil or inside the fan barrel. If the temperature drop is poor, this will not fix it and we will say so rather than take the money.
Chemical free

The organic method

Available on any clean or mould treatment. Hydrogen peroxide and plant based cleaners instead of chlorine and solvents.

Why it costs more
The products are dearer and the work takes longer. About 40 percent on top.
Where it genuinely wins
Soft materials. Chlorine sits on the surface of ceiling board and insulation. Peroxide foams into it and reaches growth underneath.
Practical benefit
Almost no smell, so a consulting room or an office can be used again the same day rather than left empty overnight.
Environmental
Breaks down into water and oxygen. No chlorine into your drains.
When standard is the better answer
Hard surfaces in a plant room where nobody sits, and cost matters more. We will tell you when that is the case.
Air quality

What is in the air

Carbon dioxide, fine dust, vapours, temperature and humidity measured across the working day rather than once at nine in the morning.

What it usually explains
Afternoon headaches and drowsiness are almost always carbon dioxide building up because fresh air is not getting in, not because the cooling is failing.
You receive
A graph per zone against the levels people are comfortable at, and what to change.

Family 03

Faults and installation

Repair

Cause before quote

We diagnose first and quote second. It takes longer on the first visit and saves you the second one.

On refrigerant specifically
If a unit is low on gas, it has a leak. Gas does not evaporate. Topping it up without finding the leak means you pay again in three to six months, and it is the single most common way customers are quietly overcharged in this trade.
How we find leaks
Pressure test, soap trace on joints, and inspection of the flare connections and coil returns where they usually are.
Legal note
Refrigerant handling requires a licence in Kenya. Ask us for ours. Ask your current contractor for theirs.
Installation

Sized to the room, not to the budget

We calculate the heat load before recommending a capacity, and we show you the calculation.

What goes into it
Floor area, ceiling height, glazing area and orientation, occupancy, lighting and equipment load, and how the space is actually used.
Why oversizing is a real problem
An oversized unit cools the air quickly, switches off, and never runs long enough to pull the moisture out. The room ends up cold and clammy, and the compressor wears faster from short cycling.
What we install
Whatever suits the job. We are not tied to a brand, and we will tell you when the cheaper unit is the right answer.
Making good

Ceiling and interior repair

The same team that caused the opening closes it. Most air conditioning contractors leave you with a hole and a phone number.

Covers
Ceiling tiles and boards, access panels fitted properly so the next visit does not need a new hole, filling, skimming and painting.
Also
Water damage from a blocked drain, which is the most common reason a ceiling needs repairing in the first place.
Cold chain

Cold room monitoring

Sensors that alert you when temperature leaves the safe range, including at night and over weekends.

Why
Most spoilage happens when nobody is watching. A cold room failing at 11pm on a Friday is discovered on Monday.
You receive
An alert to your phone, and a temperature record you can show an auditor.

Family 04

Damp and mould

Treatment

Two methods, and we will not push you

Both work. They work differently and suit different surfaces.

Standard
Chlorine based. Kills on contact and bleaches the stain out, so the surface looks clean immediately. Strong smell, room stays empty until it clears. Best on hard surfaces: coils, trays, tiles, painted concrete.
Organic
Hydrogen peroxide based. Foams into the material rather than sitting on top, so it reaches growth inside ceiling boards and insulation. Little smell, room usable sooner. Costs around 40 percent more.
How to choose
Hard surface and nobody sitting there: standard. Soft material, or food, patients or children nearby: organic.
The real fix

It grows because water is arriving

Treating the stain without finding the source is a temporary result at full price.

Usual sources
A blocked or slow condensate drain, a coil that never gets cold enough to pull moisture out, a roof or window leak, or a room with no ventilation at all.
What we do
Trace it, tell you what it is, and quote the repair as a separate line so you can see exactly what you are paying for and decide.
